Why Turkish Marble in North Macedonia?

The Free Trade Agreement between Turkey and North Macedonia was signed in 1999 and has been in force since 2000; industrial products, including marble, granite and travertine, carry full zero customs duty in both directions — the Turkish side since 2003, and the North Macedonian side at 100% zero since 1 January 2008. This is one of the clearest and longest-established customs advantages among Balkan export markets.

Cevahir Holding is actively carrying out a 300 million EUR, 4-building residential construction project in Skopje in 2026; Sahterm Group is investing 25 million EUR (with growth potential to 50 million EUR) in a new factory in the Skopje Free Economic Zone. Both are concrete Turkish investment projects actively underway in 2026.

TAV Airports operates Skopje and Ohrid airports under a concession valid until 2028 — similar to Limak's position at Pristina Airport in Kosovo, an established, large-scale and reliable Turkish institutional presence spanning over 15 years.

Turkish companies rank 4th among North Macedonia's largest foreign investors with a combined investment of 1.8 billion USD. Turks are also a constitutionally recognized minority in North Macedonia (roughly 71,000 people, 3.86% of the population), and Turkish is one of the country's official languages — a rare advantage for communication and trust.

What We Offer — Three Product Models

We offer three supply models for Skopje projects; together we determine the model best suited to your project's scale and local resource availability. Model 2 (cut-to-size) is our primary recommendation for Skopje's active residential/office construction pipeline.

Model 1 — Raw Supply

Supply of unprocessed/standard-cut marble, granite and travertine slabs; cutting and installation are carried out by your local crew or distributor. A suitable entry model for local stone firms and distributors.

Model 2 — Cut-to-Size

Material CNC-cut to your project's exact dimensions with surface finishing completed (polished, honed, brushed); installation carried out by a local crew. The right scale for Skopje's growing residential/office pipeline — 296 construction permits were issued in June 2026 alone (+39% year-on-year). Our primary model.

Model 3 — Turnkey (optional)

Material + cutting + a skilled installation crew from Turkey + supervising engineer under one roof. Scaffolding is EXCLUDED from scope — erecting and providing scaffolding on site is the contractor's or client's responsibility, Sipahi does not erect scaffolding. Price (excluding scaffolding): 2,200-3,300 TRY/m² — a somewhat lower range than Kosovo, since obtaining work visas for our crew is not as straightforward in North Macedonia, a difference reflected in the price.

Logistics and Shipping

Kapıkule - Bulgaria - North Macedonia overland corridor (not via Serbia, to avoid customs and political complications).

Distance and Duration

Sakarya to Skopje is roughly 1,400-1,700 km; exact delivery time by truck (TIR) depends on route and customs conditions and typically runs a few days — the exact timeline is confirmed with a concrete logistics quote.

Per-Pallet Cost

Preliminary estimate of 1,200-1,800 USD per pallet (a firm quote will be obtained from Sayginlar Nakliyat). Because the Skopje route largely overlaps with the Kosovo route, consolidated partial shipping on a single truck may offer a cost advantage.

Customs

Under the Turkey-North Macedonia Free Trade Agreement, industrial products including marble carry 100% zero customs duty — in force since 2000, with the North Macedonian side at full zero since 2008.

Niche Opportunity — TAV Skopje + Ohrid Airports

TAV Airports operates Skopje and Ohrid airports under a concession valid until 2028 — similar to Limak's position at Pristina's Adem Jashari Airport in Kosovo, a large-scale Turkish institutional player established in the region for over 15 years.

Airport terminal buildings, VIP lounges, administrative buildings and surrounding facilities are areas that may require facade, flooring and lobby cladding. Maintenance, renovation and expansion projects may continue throughout the concession period (until 2028).

Sipahi does not currently have a direct relationship with TAV; however, following an approach similar to the Limak experience in Kosovo, we can pursue direct contact with TAV Macedonia's facilities/maintenance teams with the goal of becoming a direct supplier.

The Kičevo-Ohrid highway and North Macedonia's 5.5 billion EUR, 5-7-year infrastructure investment plan are growing the region's construction sector — 296 construction permits were issued in June 2026 alone (+39% year-on-year), with a permit value of 6.36 billion denars (+31%).

What payment method do you use?
Payments are made via L/C (letter of credit), denominated in EUR. Your quoted price stays fixed in EUR terms until delivery; Macedonian Denar (MKD) exchange-rate volatility is fixed into a stable-currency contract this way, with purchasing-power risk remaining with the buyer rather than being carried by Sipahi.
Do you have a connection to Cevahir or TAV?
Sipahi does not currently have a direct supply relationship with Cevahir Holding, Sahterm Group or TAV Airports. However, these three organizations represent the most concrete, active Turkish investor presence in Skopje, and our goal is to become a direct supplier to this network over time — initial contact and introductory meetings are always welcome.
